Sigma Residential Design has been a part of Construction design community for over 25 years. Sigma Design was established in 1999 and has been responsible for providing outstanding Residential Design services for our clients ever since.

Project stages for a house remodel or addition.
Project Stages:
1. Conducting a house visit to measure all rooms, elevations, the property, and potentially some structural elements. Estimated time required: one day.
2. Creating plans for the existing house. Estimated time required: approximately two weeks.
3- Design stage, this step involves the design of the new addition’s floor layout. A few options (usually two) will be presented to the client. One will be chosen by the client and the full design will be developed. The client is encouraged to take his/her time at this stage on deciding what design to choose.
4- Production of full architectural code compliant plans. The client needs to approve the architectural plans for the project to proceed. Time needed, 3-4 weeks.
5- Production of structural plans. The engineer shall give an estimate for his time.
6- Production of title 24 calculations. Time needed, 1-3 days.
7- Compiling all plans into one package. Time needed 1 week.
8- First submittal to City or County building department. Time needed depends on their schedule. After the first plan check the city planning department will reply with some “Comments” this means they ask for more clarifications, details or more information. This step may be repeated two or in some rare cases three times.
A recent plan set for a house addition had 23 pages.
For most Cities and Counties, you are looking at about 6 months to get your permit. (you probably do not need to go through design review) but still need to submit plans.
What is needed to apply for a permit for a new house.
For a new house, you need the services of the following professionals.
a) Architectural or a Residential Designer, in California you do not need to be a licensed architect to design the architectural plans of a house.
b) Structural engineer, he/she will design the structural elements of the house, and present you with their plans and structural calculation
c) Civil engineer to prepare the civil plans, most of them also can do the topography plan.
d) Soil engineer to prepare the soil report, this is mostly needed for the structural engineer to design the foundation.
e) A licensed landscape designer to develop landscape plans and show all existing trees on his plans.
f) Title 24 professional to present you with his calculations. This is for energy efficiency standing of the house.
A recent plan set for a house had 40 pages.
For most Cities and Counties, you are looking at about 2 years to get your permit. you must first go through design review a few times and when approved then you are allowed to submit full plans to apply for your construction permit this is when the fun really begins….
